Property has always been a passion of Brooke’s and her previous roles in hospitality and retail management have provided a great foundation for a role in Property Management. Starting her career in real estate as an Assistant Property Manager, Brooke has quickly expanded her capabilities and knowledge to provide the most professional assistance and advice as a valued Property Manager at Lucas.

What motivates you to start your workday every morning? 
What gets me up in the morning is the opportunity to help and guide others. Whether it be answering our client's questions or assisting them in any way with their investment. Another thing that gets me up in the morning is meeting my deadlines, targets, and goals!

What are the various services that you offer to your clients?
We deal directly with all prospects and tenants, saving our landlords time and take away the stress of searching for a new tenant. Should there be any maintenance or repair issues, we take care of everything from seeking quotes from several tradies to get you the best price to checking the final repairs as done properly. We also collect rent and handle all tenant queries and any other matters related to the property. Our main goal is to give our clients the peace of mind that comes with knowing your investment is in good hands.

What are your screening requirements for prospective tenants?
When leasing out a property, our main goal is to ensure we find the best tenant for our landlords. In order to do so, we complete the following checks:
1. Proof of income & ID.
2. We contact the tenants previous/current landlords.
3. We speak with the tenant’s employer.
4. We ensure the tenant is financially able to commit to the lease.
5. Complete personal reference checks.

Do you go to VCAT landlords if need be and what is your success rate for previous appearances?
Yes, we sure do! We attend VCAT on behalf of our landlords when needed for various reasons, where the tribunal hears and decides civil and administrative legal cases. Our success rate is quite high with VCAT cases as we know the Residential Tenancies Act inside out. Our goal is to always strive to provide our landlords with the best advice.
