What a fantastic month it has been for the Lucas Group! With children back at school, workers gradually coming back to the CBD, open for inspection guidelines easing and international borders opening, we have been pleasantly run off our feet in February with a brilliant selling and leasing month.
I am pleased to report that we have sold 20 residential properties as of today (that's almost one a day!). A number of the sales also had record numbers of groups attending the opens (largely due to easing of entry) and private inspections. There has been a genuine buzz in the air, both through the office and in the streets.
Most properties sold had multiple buyers which is something we haven’t consistently seen since pre-covid days. These buyers are a mix of locals moving within different developments scaling up or down, first home buyers are still strong, international-ex pats and most pleasingly those that moved away when they went to a WFH environment and now returning either on a part-time or more permanent basis.
We have also had a resurgence of leasing enquiries with some properties having 20-30-40 groups inspect at anyone time with just under 50 properties being leased to date in February!
Retail traffic has also increased with businesses opening or re-opening including the new Docklands Den right next to us on Rakaia way (amazing Chicken Parma) and people are taking advantage of the newly introduced Incentives from the City of Melbourne for hospitality and theatre. If you are moving around the area you cannot go past the free tram meandering around the entire CBD and river walks.
Docklands is a fantastic place to live, just touching distance to the CBD yet devoid of any real passing traffic or heavy haulage. Spend a few hours and get lost in what it has to offer by the water.
