How long have you been working in Real Estate? Have you always been a Business Development Manager?
I’ve been working in the real estate industry for just over 4 years now. I started in sales and moved into this Business Development position with Lucas 14 months ago. I previously worked in the fashion agency for over 6 years. Similar to my current role, I worked with designers and buyers helping them build up their database and bring in new business.
What are some advice you can offer to first-time landlords?
It’s simple! Pick up the phone and give me a call. Every landlord’s situation and needs are unique so it’s important to get the conversation started. My goal is to make the whole process from start to finish as smooth and as easy as possible. I’m here to help landlords through every step, from finding the perfect tailored marketing strategy to providing property depreciation reports and everything in between.
Is it better to lease a property furnished or unfurnished?
To be frank, in the current market I would recommend landlords lease their properties unfurnished. With travel restrictions in place, we’re seeing an influx of apartments that were previously Airbnb or Short Stay. It’s also important to keep in mind the lease term you’re seeking. Furnished apartments tend to be shorter leases, while tenants tend to occupy vacant apartments for longer periods - in some instances, it’s several years.
What can landlords do to prepare their property for lease?
It’s important to ensure your property is in the best position possible so you’re able to maximise your return. This means all maintenance will need to be completed prior to any tenancy. If you live interstate/overseas or are simply time-poor, we’re here to help and assist with all maintenance, renovations and even replacement of furniture.
